What is the cheapest way to build a house in NZ?

A cost effective way to build a house in New Zealand is to choose a compact, efficient design and consider prefabricated or transportable homes built off-site. Transportable homes are affordable as they reduce labour and material costs, offer faster build times and provide excellent value for money.

What are the new rules for granny flats in NZ?

From early 2026, NZ homeowners can build a standalone, single-storey granny flat up to 70m² without needing a building consent or resource consent, provided it meets all the required criteria (such as compliance with the Building Act 2004, being built by licensed professionals and notified to your local council).

Can I put a minor dwelling on my property in NZ?

A minor dwelling (also referred to as a “granny flat”) are able to be added to your property, with new rules in force from 2026. The dwelling must be single-storey, up to 70m², and meet the Building Act 2004 via the Building and Construction (Small Standalone Dwellings) Bill. It must still be built or supervised by a licensed professional and you need to notify your local council before and after construction. Note that some sites may still need full building or resource consent, especially if they’re in a hazard zone, subject to special zoning, or have other restrictions.

Is a Bach a good investment?

A bach can be a good investment if it’s in a desirable location with strong rental potential or future capital growth. It’s important to note that costs like maintenance, insurance, and limited seasonal demand should be carefully considered before buying or building. Baches are often considered lifestyle assets, and purchased by families for personal enjoyment and to make memories for years to come.

What size can you build without consent in NZ?

From 2026, you will be able to build a small standalone dwelling (granny flat) up to 70m² in net floor area without needing a building consent. It will need to be single‐storey, detached, no more than 1m above ground level and meet other specified design and supervision conditions. Even under this exemption you must still notify your council before and after construction, and the dwelling must comply fully with the Building and Construction (Small Stand‑alone Dwellings) Amendment Act 2025
