How much does a modular home cost NZ?

In New Zealand, modular homes typically start from around $180,000 for a compact 1 bedroom home and go up to about $500,000+ for a full-sized 4-bedroom model with higher spec finishes. Actual costs vary significantly depending on size, customisation, site access, foundations and delivery. Always factor in land purchase, consent fees and additional items like decks, landscaping and driveways.

How much does it cost to build a minor dwelling in NZ?

Our granny flat design typically costs $180,000 to $300,000, depending on customisation, site conditions and delivery access. Our granny flats comply with the NZ Building Code.

How big can a minor dwelling be?

In New Zealand, from 2026,  a minor dwelling is typically limited to 70m² in floor area, not including decks, garages, or carports. However, exact size limits can vary by council. Some areas may allow larger dwellings or have different rules under local district plans, so it’s important to check with your local council before building.
