Quality finishes for your home

We pride ourselves on the scope of our standard inclusions. From high levels of thermal insulation, double glazing, premium carpets and a great range of interior and exterior finish colours. We exceed building code standards, and your expectations!

Construction

Every Manor Build home has subfloor and flooring featuring treated timber subfloor bearers, floor joists and nogs, Metra panel flooring that’s glued and screwed for extra stability, and plywood in wet areas for enhanced durability.

The wall and roof framing is built using pine framing with full structural bracing ply, providing exceptional strength during transport and installation. All framing complies with NZS3604:2011 for very high wind zones, and includes truss roof beams, pine roof framing, and strategically placed wall studs and noggings for secure fixture support. The roof system incorporates a self-supporting bitumen roofing underlay, timber fascia, and external guttering to match your chosen roof colour, along with eave overhangs, a 25mm Metra Panel ceiling, and a level 4 gib-stopped finish.

To ensure maximum energy efficiency, each home includes minimum R7 roof blanket insulation, R2.2 wall insulation, and R3.1 Expol underfloor insulation.

Roofing and guttering are crafted from ‘Armor Steel’ corrugated iron sheeting with matching deep quad gutters on internal mounting brackets, plus 80mm PVC downpipes extending to the base of the cladding for optimal water flow.

All windows and doors feature high-quality, thermally broken aluminium joinery as detailed in the plans, with clear double glazing throughout and obscure glass in bathrooms for privacy.

The  2.15 m joinery head height ensures a modern and light-filled home and thoughtfully included sashes will make passive ventilation a breeze. Each bedroom includes a ceiling-height robe with a hanging rail, shelf, and sliding doors, offering functional storage that maximises space.

Cladding

Each home features painted Weathertex weatherboard cladding, offering a timeless, natural timber texture with long-lasting performance. This durable exterior finish includes stainless steel fixings and comes with a 25-year manufacturer’s guarantee for added peace of mind.

Optional cladding choices include BGC or James Hardie Fibre cement cladding profiles.

Interior finishes

Manor Build homes feature high-quality interior finishes designed for comfort, durability, and timeless appeal. Each home includes painted flat tongue and groove hollow core internal doors fitted with lever satin stainless steel privacy door handles.

The interior detailing is completed with painted solid timber skirtings and bevel architraves for a refined, elegant look.

Walls and ceilings are lined with painted 10mm plasterboard, while wet areas are finished with 10mm ‘Aqualine’ plasterboard for added moisture protection. A Cove Cornice or square stopped corner runs throughout the home to provide a clean, seamless transition between walls and ceilings.

All surfaces are professionally painted for a flawless finish. Ceilings in flat ceiling white, internal walls with low sheen washable acrylic, and skirtings, architraves, and doors in semi-gloss acrylic enamel ‘Ultra-Trim’.

Exterior walls and trims are coated with acrylic satin ‘Solar Shield’, ensuring lasting protection and a premium finish inside and out.

Kitchen inclusions

Each Manor Build kitchen is designed for functionality, style, and long-lasting quality. The cabinetry features moisture-resistant laminate benchtops with a post-formed edge, available in a standard colour range, with optional upgrades to alternative colours or gloss finishes. Moisture-resistant melamine cupboard doors and drawers are included in standard colours, complemented by optional feature colours for selected cabinets.

Practical design details include overhead and broom cupboards, German Blum soft-close drawer systems and hinges, adjustable shelving, and cutlery trays, all finished with brushed stainless steel handles. Each kitchen also includes provision for appliances as shown on your plan.

The splashback is finished with 300 x 100mm ceramic tiles to a height of 600mm, combining durability with easy cleaning. For plumbing, the kitchen includes a stainless steel single bowl sink paired with a ceramic disc flick mixer tap, as well as provision for a dishwasher.

Appliances and fittings include a Hot water cylinder sized to suit the home (or Rinnai gas hot water option), a 7kW split system reverse cycle inverter air conditioner (with indoor unit and ducting installed), a Smart Vent (or similar) Positive 2 or 3 system, and your choice of Bosch LPG four-plate gas cooktop or electric stainless cooktop. Each kitchen also comes equipped with a stainless steel wall oven and a range hood with light for modern, convenient living.

Bathroom inclusions

Manor Build bathrooms are designed for comfort, practicality, and a clean modern finish. Behind the vanity, a ceramic tile splashback (300 x 200mm or 300 x 100mm) adds both durability and style to the wet areas.

The bathroom plumbing includes a complete hot and cold system using a Polybutylene crimp system, with pipes terminating at the hot water service location. Sewer pipes penetrate through the floor under each appliance, ready for on-site connection.

Once installed on-site, you can connect the hot water service, water mains, and complete the under-floor sewer plumbing.

Each bathroom features a moulded white 1000 x 1000mm Acrylic shower base with a clear toughened safety glass shower screen and sliding or pivot door. A double-drawer 750 x 450mm wall-hung laminate vanity with a 900 x 750mm mirror sits alongside chrome-plated lever flick mixer tapware, a dual flush ceramic close-coupled toilet suite, and a chrome-plated toilet roll holder, completing the sleek and functional space.

Flooring

Each Manor Build home features LVT (Luxury Vinyl Tile) flooring for a modern and durable finish. In living and bedroom areas, Godfrey Hirst carpet is laid on 11mm underlay as per the floor plan, offering both comfort and style.

Electrical

Each Manor Build home includes a complete electrical wiring system ready for connection to mains power. An internal flush-mounted distribution board with RCD safety switches and a 63A mains isolating switch with conduit and draw-wire are provided, allowing for easy hardwire connection on site by the purchaser.

The home also comes equipped with compliant smoke detectors, flush-mounted white LED downlights throughout, and LED reading lights in Bedroom 1 with individual switching for convenience.

Additional features include an exhaust fan in the bathroom, electrical provision for air conditioning or a heat pump, and ample double power points throughout — two in the living area, three in the kitchen (plus appliance outlets), three in Bedroom 1, two in Bedroom 2, and one in the bathroom.

Coax cabling and TV outlet points are installed in the living area and main bedroom, with cabling terminated underfloor or at the gutter line ready for purchaser connection. A three-outlet positive pressure ventilation system is also supplied and installed, ensuring a well-ventilated, energy-efficient home.

Final details & cleaning

Before delivery, every Manor Build home undergoes a thorough interior clean to ensure it arrives in pristine condition. All specified appliances and furniture are either packaged or installed as appropriate, complete with the manufacturer’s warranty. Items are supplied, where possible, in their original packaging to ensure maximum protection during transport.

Upon arrival, unpacking and installation are the responsibility of the purchaser.

Once your trades have connected your new home to all necessary services, the Manor Build team returns to complete a final detail inspection. This includes repairing any minor transport stress cracks in plasterboard, adjusting doors, and addressing any small finishing touches — ensuring your home is ready for comfortable living from day one.

Delivery and foundations

Delivery and foundations are part of the package and will be priced specific to your site.

As standard, the estimated price will include allowance for timber pile foundations concreted into the ground to meet NZ3604 good ground conditions.

A geotech report will be required to determine the actual ground conditions in the build location.

Compliance & warranties

Manor Group NZ Ltd are Licensed Builder Practitioners and all our construction work is completed in accordance with NZS3604:2011, the New Zealand Standard for Timber-Framed Buildings. All necessary drawings and design work required for building consent are supplied by Manor Group NZ Ltd. Clients are responsible for paying all local council fees associated with the processing of building consents. Additionally, it is the site owner’s responsibility to obtain any required resource or site consents and to ensure correct site separation and setback distances are met.

Every home comes with a 12 month defect repair period and a 10-year structural warranty from the date of installation, covering structural defects. All appliances and furniture are protected by the manufacturer’s warranty, supplied with the building. Please note that general wear and tear under normal use is not covered. Any warranty claims must be submitted to Manor Group NZ Ltd within seven days of the issue arising.

Our exclusions
So, what don’t we include with our new transportable homes? The following items and services are not included in the standard Manor Build package. 

On-site works such as entry stairs, base cladding, decks and verandahs are excluded (unless alfresco is included  in the design). These can be quoted as required.

Furniture and appliances are only included if explicitly specified, even if depicted in plans or layouts. 

Landscaping such as retaining, site leveling, fencing, planting and driveways are not included. Council applications for the site consent, and associated fees such as development contributions, are also the responsibility of the client.

Additionally, connection to mains water and electricity, subfloor sewer plumbing, and hot water service connections to gas bottles or gas mains are not covered. External connections for air conditioning (if applicable), and on-site connections for telecom or TV cables are excluded as well. These can be quoted as required.

Any extra costs related to unforeseen requirements, such as arborist work, ground matting, or reloading for site access, will be extra to a standard contract.
What is the most expensive part of a new build?
The most expensive part of a new build is usually the foundation and framing, which form the structural base of the home. Other major costs often come from high-end finishes, kitchens, and bathrooms depending on materials and design choices.
