From design through to delivery, our end-to-end process ensures every home is beautifully finished, energy-efficient, and tailored to your lifestyle. What’s more, they’re built in our New Plymouth factory, with delivery available throughout the North Island.

Our heritage

Boasting more than 30 years of experience, we began as Cedarlands, specialising in cedar lodges and cabins. Later, we joined the Uniplan group, focusing on transportable buildings for the holiday park industry.

Now operating as Manor Build, we have been catering to the residential new build market for nearly a decade to meet the growing demand for residential prefabricated building solutions. From our factory in New Plymouth, we design and supply transportable homes primarily to the lower and mid North Island, focusing on properties with two to four bedrooms, ranging from 60m² to 140m².

Our mission is to create high-quality yet affordable homes for New Zealanders in a fraction of the time compared to traditional construction methods.

We invite our customers to visit our factory to see how our prefab homes are built, Our purpose built space is 3000 m2 and fully weatherproof with capacity for 70 transportable homes every year.

New build efficiency & simplicity

Our innovative construction techniques allow us to shorten build times, reduce costs, and maintain a safe working environment for our team. We believe our unique approach offers you the easiest and quickest path to owning a comfortable, energy-efficient, and eco-friendly home. We handle nearly every aspect for you, from initial designs and building consents to delivery and foundations.

Short build times

We have an intelligent systemised design and house build process that delivers optimum efficiency and makes fast and predictable timeframes achievable. We are typically able to start construction within a few weeks of contract signing and complete the factory construction phase in around 10 weeks. Once your new prefab house is on your property, it usually only takes one to two more weeks to finish things off before you can move in.

Value for money

We create comfortable, energy-efficient, and environmentally friendly prefabricated, portable homes at a price that won't break the bank. Our quick turnaround and group buying opportunities allow us to create transportable homes that are anything but ordinary. Because we save in other areas of construction, high-quality features and performance enhancements that other builders might charge a premium for are included in our homes as standard.

Highly experienced team

Every one of our high-quality homes is built at our New Plymouth building site under close supervision, and then transported around the North Island to your site or section. Our qualified licensed builders remain up-to-date with regulations, products, and design developments, and we refuse to compromise on the quality of our buildings so any problems are picked up and fixed before your new home leaves our factory. We offer complimentary building consent support and work with your local council so you don't have to.

We have been building long enough to know what works and what doesn't. We've spent many years developing and refining our unique building methods. We use highly innovative engineered products and have pioneered a simplified design process that makes your decision-making easy and hassle-free.

We can guide you toward pre-engineered and proven customisations which can be priced quickly and will help you avoid costly engineering pitfalls. There are many ways your new home can be customised to suit your unique requirements.

Eco-friendly building

We think the smaller footprint of our homes is a huge part of why they are more eco-friendly than an on-site build. Building in our factory under closely supervised conditions means that the environmental impact of your new transportable home is greatly minimised.

We are always looking at sustainability in our processes with reducing wastage and using planet-friendly materials to help keep New Zealand clean and green.

Johnathan Lauridsen
Contractor and Factory Manager

Johnathan is the resident explorer. Often travelling to distant parts of the planet for a week or so. Despite this he manages to ensure all our contractors and factory staff have what they need to complete their jobs. Having been on the tools for many years, he can foresee issues before they arise and propose solutions accordingly. He's more commonly known as "Chucky" due to his frequent habit of chuckling/ laughing at any given opportunity !

Margi Betteridge
HR and Customer Service

Margi is the friendly team member that helps clients with any concerns or queries. She also handles the accounts, ensuring customers receive clear communication around payment schedules and dates. Margi understands every aspect of Manor Build and has a unique ability to answer the trickiest of questions! She also ensures all the plants around Manor Build are kept well watered and cared for - she even talks to them when they look sad!

General Manager

Rob is a passionate and experienced business leader bringing decades of experience to the Manor Build team. Robs smart management of our processes stems from an extensive background in manufacturing and production lines. Despite his intense passion for skateboards, we have made it very clear he isn't allowed to attend the World Skateboard Champs.

Sales and Marketing

Ryland has a passion for helping people through what could be one of the biggest purchases of their life! Market trends, Council regulations and lending scenarios are all aspects that Ryland loves to help with. His extensive experience within the construction industry is evident in his pragmatic approach to his clients needs. If you catch him outside work, you will find him either making or drinking his highly regarded home-brew!

Construction Manager - LBP

Tim is Manor Builds knowledgeable Construction Manager and Licensed Building Practitioner. Having been a builder ever since he left school (and that's a very long time ago) he knows all the ins and outs of Building and council requirements. Tim brings a practical approach to the detail of building our homes and always has a solution for the most complex construction scenarios.
