Discover

When you contact us, we’ll request an online or in person discovery meeting with you to understand your objectives for your new build. We’ll come prepared with research on your site access and the local council regulations that apply. 

Design

Once we've had a discovery session with you, we'll develop concept designs based on your needs and a site plan for you to review. These concepts will likely require a few revisions before you are happy with your final design. Throughout this process we can provide estimated costings based on the design changes.

Detail

Once we’ve agreed on your design concept and project deliverables, you’ll then work with our highly experienced pre-construction team on the design specifications and any compliance requirements. We’ll then prepare an agreement for a scope of services to be provided which will likely include detailed drawings, site visits, measures, services design, Geotech engineers and specifications.

The cost can range between $5,000-$15,000 depending on the complexity of the requirements. At the end of this process, we will present you with the contract for the build of your new home.

Do

Once the contract has been signed and the deposit paid, the full working drawings will be finalised and submitted to Council to issue the building consent. Once the building consent is issued, we will begin construction. There may be a small delay between consent approval and production starting due to the availability in our factory schedule.

During the construction phase you’re welcome to come and visit our New Plymouth factory to see your build coming to life. We’d love to give you a tour!

Delivery

This is the exciting point of your project when we deliver your new build and install it on your onsite pile foundation. Once the home or office is delivered, your site works can commence including service connections, the addition of decks, base cladding, landscaping and driveway. This can all be done by our experienced Manor Build team onsite if it is a turnkey project (all services are ready to be connected to the house). 

Within 2 weeks of delivery, we’ll complete a full walkthrough of the property and provide a detailed remedial list to you should there be anything required. If any remediation is required, we’ll send our team within four weeks to your site to add any final touches. Your new home build will then be ready for many years of enjoyment, memories and living!

How much does it cost to build a passive house in New Zealand?
In New Zealand, building a certified Passive House typically costs about 10 % more than a standard home due to the cost of higher-performance materials and tighter construction tolerances.
What is the downside of modular homes?
A downside of modular homes could be that design flexibility can be limited compared to fully custom on-site builds, as modules must conform to transport and size restrictions. Additionally, transport and site access challenges can add cost or complexity for remote or difficult-to-reach locations.
What is included in the price?
The price is for the complete house (ex yard), inclusive of all painting, carpets, kitchens, vinyl, bathrooms etc. The price excludes decks & verandas, freight & foundations, as well as council costs for consents. We can provide accurate estimations of these costs at the time of quoting.
What site preparation is required?
It does depend on the contour of the land, but normally a Manor Build home only requires a vegetation-free area.
