Is the MD70D eligible under the 70m² minor dwelling rules?

The home is designed within the 70m² size threshold. Eligibility depends on legislation, district plan rules, setbacks, height limits, and site conditions. We assess this during the Discover stage.

Does the 70m² include the deck?

No. The 70m² refers to internal floor area only. Decks are optional and designed to suit your site.

Do I need building consent?

In many situations this home may not require any consent. If consent is required then typically there are two consents: one for the factory-built home and one for the site (foundations and services). Requirements vary by council and property conditions.

Can the layout be changed?

Yes. Internal walls are non-load-bearing, allowing practical layout flexibility confirmed during Design and Detail stages.

How long does the process take?

Design & Detail: 6–12 weeks. Consent: 4–6 weeks (varies). Factory build: 10–12 weeks. Delivery & install: 2–4 weeks.

Overall timelines are usually around six months for a consented build and 3 – 4 months for a non consented build.

Where can this home be delivered?

We supply transportable homes across the lower North Island from our New Plymouth factory. Delivery feasibility depends on road access and site conditions.
