Building with Local Knowledge in Manawatū-Whanganui

The Manawatū-Whanganui region has a diverse landscape, and that variety extends underground too. The flat river plains around Palmerston North, Feilding, and Bulls are formed from alluvial soils - layers of silts and sands carried by the rivers. While some areas have firm gravelly soils, other parts can be softer or hold a high water table, which makes the ground less stable for heavy foundations. Peaty soils or old swamp deposits can also be found, and if not managed correctly, they can cause homes to settle unevenly over time.


In Whanganui, riverside suburbs often sit on estuarine soils, which also need careful consideration before building. Further afield, in the hill districts and around Ruapehu, the land is often made up of volcanic ash, loess (wind-blown silt), and weathered mudstone. These can provide strong building sites when dry, but on slopes, heavy rain can trigger slips or slow ground movement.

Piles can be driven down to firm ground beneath softer soils, lifting the home above any problem layers and reducing the risk of uneven settlement. On hillside sites, pole and pile systems are commonly used, often alongside retaining walls, to keep homes stable and secure.


This flexibility means our transportable homes are well-suited to the unique ground conditions of the Manawatū-Whanganui region. Every new site requires a geotechnical report, and we work closely with engineers to ensure your foundation is designed for stability, safety, and long-term performance.

A major factor in Manawatū-Whanganui is the frequent strong winds. Many sites are rated very high or extra high wind zones, meaning homes need extra bracing, durable materials, and reinforced fixings. We build every Manor Build home to the highest wind zone standard (extra high) as part of our engineered system, unless the specific conditions require special engineering. Does Manor Build have a showroom?

Yes, we have a superb site located at 40 Ocean View Parade, New Plymouth. Feel free to come visit and walk through our amazing factory at the same time.

What is included in the price?

The price is for the complete house (ex yard), inclusive of all painting, carpets, kitchens, vinyl, bathrooms etc. The price excludes decks & verandas, freight & foundations, as well as council costs for consents. We can provide accurate estimations of these costs at the time of quoting.

What consents are required?

You will require two consents. A building consent and a relocate consent, Manor Build will lodge and obtain these consents for you, making the whole process as painless as possible.

Can I customise a Manor Build plan?

Absolutely, due to our unique construction none of our internal walls are load-bearing. This means we can easily customize our layout to suit each customer’s individual requirements. Find out more here.

Where does Manor Build deliver?

Is there a kitset option?

No this is not an option; we sell and supply fully complete homes only.

Can I get finance for a Manor Build home?

Yes, you can get finance. We are more than happy to assist and guide you through this process. We partner with a number of reputable lending experts to help our customers obtain finance for our transportable homes. Read more about prefab financing, or contact us to talk through the process.

Can I get a Manor Build home built on-site?

No, we only produce them in our dedicated manufacturing plant, which is not restricted by any weather conditions. This helps us avoid stressful delays and stay on schedule. Read more about Our Process.

What site preparation is required?

It does depend on the contour of the land, but normally a Manor Build home only requires a vegetation-free area.

How long does the build process take?

The entire build process takes between 24 to 30 weeks from sign up to sign off. This includes final design, council consents, factory schedule waitlist, construction of home, delivery, and final touch ups. These time frames are subject to the council lead times for consents, potential consent issues, and of course the amount of homes that are already scheduled in our busy factory. Can I change the fixtures or floor coverings?

Yes, no problem at all. Once your design/layout is known we sit down and go through all of these requirements and choose the appropriate product to suit.

Does Manor Build offer a guarantee?

Yes, with every Manor Build home you have the option of adding on a 10 Year Guarantee to give you added peace of mind. 

What cladding options are available?

Our preferred option is to use Weathertex Cladding, which has options for both horizontal or vertical weatherboards, a large number of profiles, and has the added benefit of having a substantial 25-year guarantee. Learn more about the cladding we use.

Can I complete the internal finishes myself?

No, our prefab process means that we complete all interior work before delivering your house. This just leaves services connections, touch-ups, final fixings and on-site work to complete after delivery.
