As the New Zealand housing market has become increasingly steeper, more and more people have enquired about residential pre-fabricated building options, seeing a gap in the market Manor Build was born.
Having many years of combined experience amongst our qualified staff and management team, we create affordable yet luxurious prefabricated homes at our factory in New Plymouth, then transport them over much of the North Island to their new home. We offer a great deal of choice on the design of your prefabricated home, you can choose a design to meet your needs with our contemporary designs ranging from two to four bedrooms.
We look after virtually everything for you, from initial designs and building consents to putting it all together and delivering to site. Our ethos focuses on creating high-quality yet affordable homes for New Zealanders in a fraction of the time a normal build would take.

Manor Build has an intelligent systemised building process that delivers optimum efficiency and makes fast and predictable time frames achievable. Mostly construction is started within 6 months of signing up, and total construction time is around 8 weeks. Once your new house is on your property, it usually only takes about one or two more weeks to finish things off before you can move in.
Manor Build creates comfortable, energy efficient and environmentally friendly homes at a price that wont break the bank. Our quick turnaround and group buying opportunities allow us to create homes that are anything but ordinary. Because we save in other areas of construction, high quality features and performance enhancements that other builders might charge a premium for are often included in our homes as standard.
Every one of our designer homes is built at our New Plymouth building site under close supervision, then transported around the North Island to your place. Our qualified licensed builders remain up-to-date with regulations, products and design developments, and we refuse to compromise on the quality of our buildings so any problems are picked up and fixed before your new home leaves our yard. We offer complimentary building consent support and work with your local council so you don't have to.

We use highly innovative engineered products and have pioneered a simplified sales and design process that makes your decision-making easy and hassle-free. Experience has told us that most clients make similar choices, so we've reduced some of the most common decisions down to just one or two to make it easy for you. There are many ways your new home can be customized to suit your unique requirements.
A new house doesn't always have to mean that it's not sustainable and we think the smaller footprint of our homes is a huge part of why they are more eco-friendly than an on-site build. Building on our yards under closely-supervised conditions means that the environmental impact of your home is greatly minimised. We are always looking at sustainability in our processes with reduced wastage and planet-friendly materials to help keep New Zealand clean and green.
Engineered timber, RAB and continuous insulation
The installation of the Rigid Air Barrier board, combined with a timber-to-insulation ratio of less than 16%, provides unparalleled airtightness and thermal performance, whilst also making use of sustainability-sourced, highly renewable materials.
Metra panel and R6.6 insulation
25mm solid Metra Panel ceilings, made from New Zealand pine wood fibre leftovers from timber processing, create another thermal barrier and are extremely airtight, resulting in greater efficiency. They also provide exceptional bracing to improve the strength of the home.
Continuous ventilation and heat pumps
All Manor Build homes include ventilation systems that reduce moisture and improve indoor air quality, along with heat pumps for heating. Due to the innovative design from floor to ceiling the energy required for heating is drastically reduced.
Weathertex
Weathertex cladding is often seen as a more sustainable choice than brick, due to its lower embodied energy, zero carbon footprint, utilization of renewable materials, minimized upkeep requirements, and numerous design possibilities. Furthermore, this product comes with a 25-year warranty.
Waste reduction is able to be relocated
Factory-built housing is constructed in a controlled environment, leading to precise material measurements and reduced waste which can be recycled or repurposed. Additionally, should requirements change, the house can be relocated and reused, instead of being demolished.

Johnathan is the resident explorer. Often travelling to distant parts of the planet for a week or so. Despite this he manages to ensure all our contractors and factory staff have what they need to complete their jobs. Having been on the tools for many years, he can foresee issues before they arise and propose solutions accordingly. He's more commonly known as "Chucky" due to his frequent habit of chuckling/ laughing at any given opportunity !

Fabiola is the Manor Build draughtswoman. If you choose to modify our plans, Fabiola is the one who will draw them up. As well as being a machine on the draughting programme, she also has a trained eye for construction detail and the specifics of the building code. She also has a trained eye for identifying the best tasting cappuccino!
