Building with Local Knowledge in Hawke’s Bay

Hawke’s Bay is renowned for its sunny climate and fertile farmland, but the region’s unique geology plays a big role in how homes are built. The wide Heretaunga Plains — stretching across Napier, Hastings, and Havelock North — are made up of river gravels, sands, and silts. While this soil is excellent for growing fruit and wine, it does present a challenge for foundations. Much of the flat land has a shallow water table and is prone to liquefaction during earthquakes. This means that in a major quake, parts of the soil can temporarily lose strength, causing ground settlement or tilting.

By contrast, hillside areas like Taradale or rural Hastings generally provide stronger ground, but they can face erosion or slope stability issues, especially during heavy rain or earthquakes. Wairoa and Central Hawke’s Bay also sit on alluvial soils, which need careful assessment before building.

At Manor Build, we understand these local conditions and design our homes to suit them. Instead of relying on heavy concrete slabs that can crack or shift in weaker soils, we often recommend timber or engineered pile foundations. These piles are driven down to firm ground, keeping your home stable and raised above any minor ground movement. This approach is both cost-effective and resilient, ensuring your home is well-prepared for Hawke’s Bay’s unique environment.

Every new section in the region requires a geotechnical report, and our team works closely with engineers to make sure your foundation is designed for long-term security. By choosing a Manor Build transportable home, you can feel confident that your home is not only beautiful but also built to withstand Hawke’s Bay’s ground conditions.

You will require two consents. A building consent and a relocate consent, Manor Build will lodge and obtain these consents for you, making the whole process as painless as possible.

It does depend on the contour of the land, but normally a Manor Build home only requires a vegetation-free area.

How long does the build process take?

The entire build process takes between 24 to 30 weeks from sign up to sign off. This includes final design, council consents, factory schedule waitlist, construction of home, delivery, and final touch ups. These time frames are subject to the council lead times for consents, potential consent issues, and of course the amount of homes that are already scheduled in our busy factory. Visit our handy Manor Build Process guide to see further information.
